Here is a brief summary of the Naples Park real estate market.
The sales activity for the 1st 6 months of 2010 were promising with an average of 13 homes selling/ month. The beginning of the 3rd quarter was not as good. The oil spill, hurricane uncertainty, and the end of the 1st time buyer stimulus, may have been the main reasons for this. Only 5 homes sold in July, 8 homes sold in August, and in September the amount shot up to 12.
The 4th quarter, which is usually slow because of the holidays, appears to be better than many thought. Twenty-four (24) homes have sold so far since October 1st, for an average of 8/ month. Five (5) of these homes were short sales, and 3 were banked owned foreclosures. The average sales price is $193,208, the low sales price is $59,000, the high sales price $375,000, and the median sales price is $180,000.
